Why Germany?

The Federal Republic of Germany is the biggest industrial country in Western Europe with high living standard and relatively mild immigration law. Germany is a member of the European Union and the Schengen Agreement. 
It is world's 2nd biggest exporter. 

Strong and stable economy, high social security level, low interest rates, top quality education, favorable geographical position, advanced land and air transport service,  among other things, make Germany extremely attractive to expats and foreign investors. Visa procedures for non-EU homeowners in Germany are also significantly simplified.

The proximity to many European countries - Switzerland, Austria, France, Holland, Belgium and others - has a good impact on the real estate price formation. Prices can be found still lower than in neighboring countries, while the living standard is the same if not higher. In the South of Germany you can buy a home, which is minutes from the Swiss border and much more affordable than in neighboring countries, and easily commute to your job in Switzerland, for instance, where wages are higher. Bodensee/Constance area has this advantage, among others.

Germany has acheived high level of development not only in urban but in rural areas too. There are petrol stations and supermarkets within walking distance even in a small village.

  • Buying property in Germany you become the owner of the land which the property is built on
  • German law unlike many other EU countries draws no distinction between citizens of Germany and buyers from other countries
  • German law on purchase of real estate by foreigners is quite liberal. It is possible to buy both residential and commercial properties without restrictions 

German universities are world famous for high quality education, and their graduates have employment advantages to get a challenging and well-paid job throughout the world.
Obtaining a residence permit is not associated with the property acquisition by itself but being a property owner is a big plus when applying for long-term residence permit, as well long-term multiple entry visa, as it proves the stability and independence of the applicant. 

Real estate acquisition in Germany is possible both for commercial and personal use. In Germany the property owner is granted with various privileges - from obtaining permanent residency to commercial credits secured on real estate, even if the purchase was made through the mortgage.

If you wish to set up a company, the law provides for permanent residency in Germany both for the owners of the company and for their families.
